Thinking About Buying a Home in West Michigan? Let’s Talk About What You Should Do First.
So you've been scrolling Zillow. Maybe you're just looking. Maybe you've saved 47 houses. Maybe you've already mentally moved into one, painted the kitchen, figured out where the couch is going, and you're not even pre-approved yet. I get it.
But once “I'm just looking” starts turning into “Okay…maybe we could actually buy a house,” that's usually when the questions start. Do you call a lender first? Find a REALTOR®? Start touring houses? How much money do you need? Are you even ready?
This is also where people tend to start overthinking everything, so here's the first thing I want you to know: you do not need to have it all figured out before you reach out to me. You can literally come to me and say, “Nicole, I think I want to buy a house. What do I do now?” Perfect. We can start there.
Let’s start with the money part.
Before we start running around West Michigan looking at houses—and definitely before you fall madly in love with one—I want to get a good idea of what buying actually looks like for you financially. That usually means talking with a lender and getting pre-approved.
A lender can look at your specific situation, walk you through different loan options, and help you understand what price range you're working with. But here's the part I really want my buyers to understand: what you're approved to spend and what you actually want to spend can be two very different numbers.
I care way more about the second one. Yes, I want you to love your house, but I also want you to still be able to go out to dinner, take a vacation, buy unnecessary things at Target, and generally enjoy being alive after closing. We're looking for a house that fits your life—not a house that becomes your entire life.
And if you're thinking, Okay, but I don't even know a lender, don't worry about that either. I can connect you with trusted local lenders and help you figure out who might be a good fit. Once we have a better idea of what you're comfortably working with, then we can get into the fun stuff.
Now let’s figure out what you actually want.
This is where I want to hear everything. How many bedrooms do you need? Do we need a fenced yard for the dog? Are you working from home and need an office? Is a garage non-negotiable? Are you dreaming about a giant kitchen island, finished basement, or walk-in pantry?
We'll start sorting those things into what you really need and what would be amazing to have but isn't necessarily a deal-breaker. And don't worry about making the perfect list, because I can almost guarantee it's going to change once we start walking through houses.
That's one of my favorite parts of working with buyers. Sometimes you'll realize something you thought was absolutely essential doesn't matter nearly as much once you see it in person. Other times you'll walk into a random house, see something you never even considered before, and suddenly it's, “Nicole. I need this.” That's completely normal. Part of touring homes is figuring out what actually feels right once you're standing inside them.
And while we're figuring out what you want, we're also going to spend some time talking about where you want it.
Because you’re not just buying a house.
You're also choosing what your everyday life is going to look like there. Maybe you want to be closer to everything happening in Grand Rapids. Maybe you'd rather have more space and a little breathing room. Maybe you've been dreaming about moving closer to Lake Michigan and having the lakeshore become part of your regular life.
We'll talk about your commute, where you spend your time, how close you want to be to family, and what you want nearby. Restaurants and shopping might matter to you. Maybe it's trails, beaches, schools, or having enough land that you don't feel like your neighbor is sitting in your living room with you. Whatever matters to your life is what matters when we're narrowing down areas.
That's why I want you thinking beyond countertops and flooring when we look at homes. We can paint walls. We can replace floors. We can eventually tear out an ugly kitchen. We cannot pick your house up and move it 30 minutes west. Location is one of the things we really want to get right.
And honestly, all of this is exactly why I don't want you waiting until you've already found a house online to call me.
Bring me in early.
You don't have to find the house before you reach out to a REALTOR®. I'd actually much rather talk to you before that happens, because then we have time to figure everything out without the pressure of a house you love sitting on the market while you're scrambling to get ready.
We'll talk about what you're looking for, where you want to be, what your timeline looks like, and what questions you have. If you need a lender, I'll help get you connected. Once we know what we're looking for, I'll get your home search set up so we're watching for homes that actually fit instead of you endlessly scrolling through everything that hits Zillow.
Before we start touring homes together, we'll also go through the buyer agreement so you understand how representation works, what I'm doing for you, how compensation is handled, and what you're agreeing to. I want you to feel comfortable asking questions about any of it, because you're not supposed to already know how all of this works.
Most people only buy a handful of homes in their entire lifetime. Of course you don't know every step, every form, or every weird little thing that can pop up during a transaction. That's my job. Your job is to tell me when you love something, when you hate something, when you're nervous, and when you have absolutely no idea what I'm talking about. We'll work through the rest together.
And please don’t wait until you feel “ready enough.”
This might be the biggest thing I want you to take away from all of this. You don't need to have everything perfectly lined up before we talk. You don't need to know exactly where you want to live, understand mortgages, know exactly how much you should have saved, or be ready to buy a house next week.
If buying a home is somewhere in the back of your mind, we can start the conversation now. Maybe you're ready sooner than you thought. Maybe we make a six-month plan. Maybe we make a one-year plan. Or maybe after talking through everything, we decide that now isn't the right time at all—and that's okay too.
The first step doesn't have to be buying a house. Sometimes the first step is simply figuring out what would need to happen for you to eventually get there. That's a conversation I'm happy to have with you, even if the answer is that we're not looking at houses for another year.
So…are we doing this?

And if you're more of a “Can I just talk to a person?” person, skip the guide and reach out to me. Tell me where you're at, what you're thinking, what's confusing you, or what's making you nervous. Even if all you've got is, “Nicole, I think I want to buy a house,” that's plenty.
We'll figure out the next steps together.
